Project overview

A decade of tile and surface work across Garden Communities' San Diego multifamily portfolio, at scale, and to an upgrade standard that almost never makes it into apartments.

Garden Communities develops high-end apartment communities across San Diego: Garden at 3Roots, Casa Mira View, and others. We've run their in-house tile and surface scope across the portfolio: full tile installation, kitchen and bath countertops, and backsplash packages from base units through premium upgrades. What makes the work distinctive isn't the scale alone. It's that the upgrade-tier finishes hold to a bar most multifamily never attempts.

The challenge

Scale without drift: 1,000+ units, one finish standard.

Multifamily at this scale is as much logistics as it is craft. Buildings phase in, framing and cabinet trades ship on their own schedules, and base units and upgrade units run in parallel. Every finish has to land the same way on unit 47 as it did on unit 1.

The harder move is holding premium upgrades to a genuinely tighter bar (full-slab backsplash, stone counter edge details, careful tile-to-cabinet alignment) while keeping base units moving at volume. Most multifamily contractors pick one side of that equation. We had to do both, across years of phases, without letting either drop.

How we delivered it

    A repeatable install system

    Tile layouts, countertop fabrication, and install sequencing documented so every crew across every phase installs to the same spec: grout lines, transitions, and edge details all dialed in before the first unit.

    Site-super coordination

    Scheduled tight with framing, cabinet, and finish trades so our crew shows up to a clean sequence, lands our scope on time, and doesn't block the next trade.

  3. 03

    Parallel tracks for base and upgrade

    Base-unit crews run for speed and consistency; a second track handles upgrade units where full-slab backsplash, premium stone, and tighter finish detail get the extra layout time they need.

  4. 04

    One crew, across every phase

    The same in-house crew runs the work from phase one to the latest building, so institutional knowledge about material specs, site quirks, and finish standards stays in the same hands.
